STRUCTURE AND FOUNDATION:
The foundation will be made according to the terrain specifications in the geotechnical report. The vertical structure will be made of reinforced concrete, made up mainly of supporting pillars and retaining walls below grade. The horizontal structure will be made of reinforced concrete slabs, even in the formation of the flat roof.
FACADES:
The facades are resolved with longitudinal flights that protect from sunlight and configure the terraces. These projecting bodies are constructively resolved with a cladding of light-colored natural stone from the Balearic Islands (Marés or similar). The arrangement favors interior-exterior continuity, favoring the implantation of vegetable planters in transition with the outside environment.
EXTERNAL WOODWORK:
The exterior windows and doors to the terraces will be manufactured with aluminum profiles with thermal break sliding type TECHNAL MODEL LUMEAL XL or similar matt anodized finish and double-sided laminated CLIMALIT glazing. Motorized blinds with adjustable external extrusion slats that will allow optimal control of lighting and ventilation, increasing energy savings and safety, as a revision of traditional Majorcan shutters.
INTERIOR CARPENTRY:
Access doors to armored houses finished in white both externally and internally, with security peephole. Solid interior doors with smooth white finish and stainless steel hardware. Built-in wardrobe fronts with smooth white lacquered sliding doors and fully finished wardrobe interiors, with white lacquered drawers and shelves.
INTERIOR WALLS:
The divisions of the houses among themselves and with the common spaces will be made with a brick factory with thermal and acoustic insulation. The interior divisions of the houses will be made with a dry joint system using two plasterboard panels on each side, such as PLADUR or similar, with acoustic insulation of glass wool and waterproof material in bathrooms, kitchens and clotheslines.
SOLADOS:
The paving of the circulation and living areas will be made with AC5 resistance laminate flooring in a natural oak finish, with a single strip and micro-beveled joint, with anti-noise support. The flooring on the covered terraces (as well as their false ceiling) will be solid wood flooring treated in an autoclave with a non-slip brushed finish and placed on battens. The rest of the outdoor terraces and wet rooms will have non-slip porcelain stoneware in a large format and light colors. The flooring of the common spaces will be solved with a light-colored micrograin terrazzo, including the stairs, except in the access portal on the ground floor, which will use natural stone.
INTERIOR COATINGS:
The vertical walls of the wet spaces (bathrooms, kitchens and clotheslines) will be tiled with large rectified porcelain stoneware, color to be determined. The technical rooms are 20x20cm white porcelain tiling. The interior walls of the house, both vertical and horizontal, both in the circulation and living areas, will be finished with washable smooth plastic paint in matte white. In the vertical faces it will be applied on a continuous false ceiling. In the vertical faces of the stairs, distributors and other common spaces, the finish will be smooth plastic paint, a color to be determined, except in the portal, which will be natural stone similar to the facades.
PLUMBING:
Installation of water with PEX or similar system in distribution and PVC in drains. ROCA or similar brand suspended sanitary fixtures, chrome-plated mixer taps, built-in cisterns with double pushbutton and countertop washbasin. Storage of sanitary water in a cistern together with descaling treatment and purification of water for domestic consumption.
HEATING AND AIR CONDITIONING:
Aerothermal system with underfloor heating / cooling. A very high energy efficiency aerothermal generation system is combined, which is considered renewable energy since it considerably reduces greenhouse effect emissions; with optimum comfort thanks to an underfloor heating / cooling water circuit that is distributed evenly under the pavement, adapting to the thermal needs of each moment. Without bulky radiators, minimum consumption for maximum satisfaction in winter and summer.
